Our “sell this house” list

July 15, 2014 by Kim Woodward

We’re in crazy mode over here at the Woodwards.

Our barn is getting really, really close to being ready. So close, in fact, that we are setting our sights on getting our current house up for sale.

OH MY GAWD SO MUCH TO DO SOMEBODY HOLD ME

We’ve done this before. And here were are, three years later, doing it again. Like Britney said, “Oops. I did it again.”

June Exterior2

Dear Lord, we ready to sell this house and get to living in the barn. But in the process of downsizing (albeit temporarily) by about 1200 square feet, we have a serious list.

Here’s what we’re up to when you don’t see us around these parts.

  • Paint back door and garage door.
  • Replace back door seal.
  • Mulch yard.
  • Replace broken lock pieces.
  • Replace bathroom faucet handles.
  • Weed whip.
  • Clean porches and touch up porch paint.
  • Touch up interior wall paint.
  • Install trim piece by the fireplace.
  • Fix dining room window jam.
  • Touch up white baseboards.
  • Sell excess furniture.
  • Install siding corners.
  • Clean out garage.
  • Clean basement.
  • Remove desk from landing.
  • Clean sticks from top of garage.
  • Clean gutters.
  • Deep clean inside.

I’m also having a yard sale this weekend to try to get rid of a lot of the excess stuff we won’t be taking with us. So our garage is looking even more insane than usual. And I still have to go through the entire basement of boxes.

HOLD ME.

The goal is to have the majority of the list done in the next few weeks and the house for sale by August. It’s much more of a challenge with a demanding little toddler in our midst.

Send reinforcements, we will need them.

Any tips?

Dude, selling a house is a BILLION times harder than buying. There’s so much more work that goes into it. I’ll virtually hold you while you get ready. You can do it!!

We listed our house about a month ago and had a CRAZY list. It still isn’t done. But it’s done enough. Selling a house is hard work. But I love having everything clean and in its place! Or…at least shoved frantically behind closed doors. 😉

I know what you mean! We actually have a garage with space for 2 cars! It’s been a LONG time since we’ve had that.

That’s quite the list! Good luck

Have you prioritized your list so you know what must happen, what should happen, and what you just really want to happen. That always helps me when I go on cleaning frenzies, plan a party, etc. Also, don’t forget my tip for purely sentimental items: take a picture of it, then get rid of it.

On a side note, I’ve been putting your “let go of just in case” philosophy to work this summer, and I have already said goodbye to so much stuff! Thanks for ongoing inspiration.

you are so sweet and encouraging. I have got rid of a lot of “just in case” items but I know I can do better.

Tips? Y’all are the experts at getting a house ready for sale! I was gonna ask you, since we’re listing our house in a couple of weeks. EEK!
I’m sure your home will sell quickly, it’s just too cute not to be loved by someone.
I hope you’ll post pix of the yard sale. Wish I could shop…

Thanks so much for the encouragement. I sure hope it sells fast. We’re tired of having so many properties to deal with. Good luck with your house sale. Crossing my fingers we both have buyers asap.

Kim if only I lived closer to help you!! You’re a rock star at this type of organizing and you know the benefits that will come (cash in hand and a much lighter load :)) are so worth all the energy and time spent. Cheers to barn living.

I could only skim your list, because it was giving me scary flashbacks to when we sold our house. The lists! They never end! I mean…..you’ll be fine!

Oh man, I can’t say I envy that list. My tip is to hire a housecleaner to do the deep cleaning for you. I see deals on groupon/living social for deep cleans pretty often and they don’t seem too pricey.

    July 15, 2014 at 11:24 AM

I’ve always loved the whole concept if you haven’t used the item in ‘x’ amount of months its time to sell, donate or toss — I’ve been applying this to my clothing and its really helping me keep the essentials…plus its freeing living with less ‘stuff’ I’m totally no longer tied to ‘stuff’ anymore

    • Kim Woodward says

      July 16, 2014 at 9:16 PM

This is such a great tip. If only I could remember if I’ve actually used something.

The house looks beautiful. If I lived close I would take your house off your hands and wouldn’t even make you mulch. On a side note I hope mulching goes better than last year.

    • Kim Woodward says

Bahahahaha me too. I’m hoping to get out of mulching entirely this year. 😉

    July 15, 2014 at 9:43 AM

Oh, I wish I lived close, I’d be so happy to come help… As far as tips go, get rid of more than you think you should at the garage sale. Don’t get me wrong, I love all my things, but whenever we do some purging it feels so refreshing! And I rarely regret getting rid of anything.
Good luck! If wine doesn’t cut it, a cold glass of lemonade and vodka is delish on a warm summer evening.

    • Kim Woodward says

      July 16, 2014 at 9:14 PM

I just want rid of everything. I sort of just want people to come into my house and make me an offer. 😉
