Before and after – sunroom with vaulted ceiling

Our big news is that not only is the house FINISHED, it’s also UNDER CONTRACT. 

So now that the quick update is out of the way, I’m hoping to share the before and after photos and share some of the details over the next few weeks.

The first before and after I want to share is the sunroom, which I think is my favorite room in the house.

Our first flip – split level renovation project

Flip home before living room

It’s finally time for a new project.

A few months ago,  we purchased the house across the street from our current home. It’s a split-level home on about 3 acres of land in the country. The owners (our neighbors) both passed away in the past few years and it has been mostly empty since early 2020. There was an auction held by the estate last fall but it didn’t sell.

The more we have watched the market in our area (homes are selling like hotcakes), the more we thought this home could be a good investment and opportunity to take on a new project.

So we have a new home to work on. And it’s totally different than anything we’ve done before.  A split level!

Farmhouse porch skirting

Like much of the world, we have been spending a lot of time at home in 2020. It’s taking homebodies to a whole new level. (Pssst: We are so thankful that we’ve been able to stay home and stay healthy. Hope that the same goes for you.)

Our calendars are clear, our fridge is full, and we are even checking some projects off the list – like adding porch skirting to the front of the house.

Guys. I have wanted this project done for YEARS. But for some reason (like so many other projects), it kept getting pushed to the back burner.

Ryan wants to blame the hundreds of OTHER projects I have wanted done for years. Eye roll. That doesn’t seem right.

In the end, Ryan purchased all the lumber and installed it all in one day! On what was likely the hottest day of the year in the full sun. That’s true love right there.

What we learned in 10 years of owning rental properties (and why we sold them)

2019 has been a year of transition for us. We welcomed our third child, bought a minivan (seemed like a big deal to us after 10 years of the same vehicles), and sold two of our three rental properties.

We are downsizing our rental properties and it FEELS SO GOOD.

I want to share a little about the sales of the properties and a review of 10 years of experience owning income properties. And why we are happy to have two less houses to manage. But first, let’s start with a little background.

Tung oil on wood floors | a review 2 years later

You may or may not remember that we took a different route when finishing our wood floors in our home. Instead of installing pre-finished floors or using polyurethane, we chose to finish unfinished yellow pine with pure tung oil.

And in the two years we’ve been living with these floors, we have received hundreds of questions about how they are holding up. I guess we aren’t the only ones who are interested in this beautiful, natural, nontoxic finish.
