Well, we have a house plan. And I couldn’t be any more excited about it.
You may remember I shared that we met with a home designer last month. It took a few weeks, but he came back with a home plan that Ryan and I can really envision us living.
One of our main goals was to build a house that looked like it could have been an old farmhouse. I think it totally fits the bill.
There were some changes that we made, but here’s the preliminary house plan.
He really did such a nice job filling all of our request. He tried to temper my expectations about the upstairs. Like, maybe three bedrooms and a bath and laundry room wouldn’t fit. But, then, he did it.
Things I’m so excited about:
- The front of the house is pretty much my dream. I love the centered French doors with the transom.
- A MUDROOM!!! Killing me with awesome.
- The open floor plan – I will be able to see the television from the kitchen. Life. Complete.
- A bathroom off the mudroom, so no one (pets included) has any reason to track mud through the house.
- An attached garage. This is a luxury I’ve never had. Winters will be no match for me.
- Skylights and high ceilings upstairs.
- 3 bedrooms upstairs.
- Tons of closet space.
- Upstairs laundry – which we had in our first house and loved. So convenient.
I mean, I could go on and on. I am so happy with this floor plan. It covered nearly everything and then some. And he thought of tons of practical things that will work for our family.
We have just a few small changes (door placement, added windows, etc.). And then we should be good to go. I’m really happy with how the garage looks – it looks like a subtle addition.
Loving that little bump out for the dining room nook.
So, that’s where we’re at for our house plan journey.

I sure hope so. But it’s definitely a different ballgame to start from a plan. It’s bizarre, but exciting.

Love everything about it with two reservations. Have you thought about furniture placement in the LR in relation to the fireplace and the way the door opens into the room? If guests come in the front door I don’t see a coat closet, something I know is a necessity in Minnesota.
Love the side garage and everything about that whole area, Mud room, bathroom etc.

These are great points – The right side of the house will be a defacto entry – so we’ll likely install some sort of hooks for guests coats/bags. We talked about a closet, but because we are pretty casual people, we thought hooks would probably be more practical for daily use and guests. Plus, we expect lots of guests will come in through the garage anyhow. (Again – we’re pretty casual people.)
The living room placement is very tricky with the center doors. We plan to have the television and electronics on the left side of the house and a small seating area around the fireplace. The fireplace is masonry and pumps out a TON of heat – I just don’t feel comfortable with the television right there anyhow.

Love it! I think it’s great how your designer was able to get so much out of the living space upstairs! Three bedrooms, laundry, bathroom and lots of closet/storage!! The front doors make it look so welcoming, too. I love that the little bump-out roof is just over the doors and not over the windows to allow lots of natural light into your living room. What about extending the front stoop/concrete across the front of the house? You’d be able to put flower pots and other garden-type pretties there. Or window boxes (with or without extending the stoop the width of the house). Of course, you’re a few months away from decorating and curb appeal, but it’s so fun thinking/dreaming/picturing it all. How exciting!! I really love the whole house plan and really look forward to watching it come to life! YAY!

I love this! Mud room, not too much space to clean, open floor plan. My only change would be to make the fireplace at a diagonal, so you could see the flame from the dinning room nook… so cozy.

This is really great feedback. We really battled with the direction of the fireplace. I wanted it facing into the dining room so it could be seen from the kitchen. But, then it would be right next to the basement door, which I thought may look strange and not very “grand” so to speak. And I’ve heard some feedback from friends about corner fireplaces that they are hard to decorate around, so I avoided that. But you definitely have me thinking about that as an option.

How are you going to do the furniture placement in the living room? With the fireplace on the wall across from the doors you won’t be able to place your couch in front of it… so how are you going to arrange it so you can see the tv from the kitchen?

Because the fireplace is a masonry, I don’t feel comfortable putting our electronics there. So, they’ll (likely) go on the left wall as you come in with our sofa. And then, we’ll put together a smaller seating area around the fireplace. The living room layout is definitely something we have batted around a lot. Because the doors open in the center, there are some compromises we have to make. But, I just wouldn’t have been happy with the door on the side from the exterior. I’m really picky about the symmetry. So that’s what we came up with.

This is so exciting putting your dreams to paper. One thing I noticed is I do not see a pantry in the kitchen. It maybe there just I just might not be seeing it. I would think it would be something you might want too! Have fun.

Thanks, Angela. The pantry is actually around the corner when coming from the mudroom. And there’s also a wall of 12 inch floor to ceiling cabinets that could be a pantry. You are right – definitely a necessity.
